The lay of the land

San Pedro feels different the moment you cross the AP-7 from Banús — a real town with school runs, a working market, butchers and bakeries that serve locals, not coach tours. The boulevard, completed in 2012, runs a kilometre underground and gave the town back its surface as a tree-lined paseo connecting the centre to the beach.

It's also one of the oldest inhabited spots on the Costa: Roman baths at Las Bóvedas, the early-Christian basilica of Vega del Mar and the Cortijo del Águila ruins all sit within a short walk. Pricing reflects the more local character — buyers get noticeably more square metre and a stronger sense of community than the Marbella/Banús ring next door.
