How long does it take to sell a property in Spain?
Typically 3–9 months from listing to completion. Well-priced properties in strong locations can sell in weeks; others need patient marketing. We always set realistic timeline expectations up front.
What taxes and fees apply to a seller in Spain?
Plusvalía (a municipal land-value tax) and Capital Gains Tax on any profit. Non-residents also face a 3% withholding on the sale price, refunded once the final tax is settled. We refer you to a trusted gestor to calculate exact figures.
Do I need a Spanish NIE or lawyer to sell?
Yes to the NIE (Foreigner Identification Number) — you can't complete a sale without it. An independent lawyer is strongly recommended; we can introduce you to English- and French-speaking lawyers we've worked with for years.
How is the asking price decided?
We look at recent comparable completed sales (not just listings), current demand in your micro-area, and where the property sits relative to private buyers already registered with us. You get a written valuation note explaining every number.
Can I sell privately before going to the open market?
Yes — and for higher-value properties we often recommend this. We hold a registered list of qualified buyers; many sales happen without the property ever appearing on a portal.
What happens at the notary on completion day?
The buyer's lawyer, your lawyer, and the notary read and sign the public deed (Escritura). Payment is usually by banker's cheque or SWIFT. Keys hand over the same day. We're there to handle anything unexpected.
