The lay of the land

Elviria is the green, residential side of Marbella — pine forest sweeping down to dunes that have been protected since 2003 as a Natural Monument. The neighbourhood developed in the 1970s around the Don Carlos hotel and Santa María Golf, and has stayed deliberately low-rise.

It's a favourite of European families who want beach access plus space — most homes are villas on 1,000+ m² plots, often with mature gardens. The commercial core (Elviria Pueblo) keeps daily essentials within walking distance, and the AP-7 puts central Marbella 10 minutes away.

Demand is steady and family-driven; many buyers are repeat-visitors who rented for years before buying. Rental yields on long-let apartments are 4–5%; villa short-lets see strong July–August demand.
