The lay of the land

Benahavís packs an unusual story into a small village: a 14km mountain road climbs from the AP-7 through pine forests to a 700-resident pueblo with 25+ restaurants — Andalusia's culinary capital by per-capita measure. Surrounding the village are some of Europe's most exclusive gated communities, drawn here by the privacy of the mountains and the proximity to Marbella beaches (15 min down the hill).

La Zagaleta — 230 villas across two private estates with their own clubhouse, polo field and 18-hole golf — is the headline. El Madroñal, Marbella Club Golf Resort and Vega del Colorado round out the gated-estate offer. Resident profile is heavily Northern European and Middle Eastern, very high-net-worth, very privacy-focused.

Benahavís has the highest concentration of €5M+ resales in Spain. La Zagaleta villas average €15–30M; El Madroñal villas €5–12M; the village itself is more accessible at €4–6k/m² for traditional townhouses and small apartments. New-build supply in the gated estates is essentially nil — La Zagaleta restricts new permits, which underwrites resale value.

Low turnover, long holding periods, and a buyer pool that reads like a private bank's client list. Rental yields are not why people buy here.
